Please treat our Cottage with the same respect as you would your own home. We've put a lot of effort into making this into a lovely space to be enjoyed by our guests.
Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
In case of any accidental damage, we'll look into the issue internally to decide if and how much the deduction or repair cost will be.

Cottages 3, 4, 5, 6, and 11 are based on 2 person occupancy. Cottages 7, 8, 9, 10 are based on 4 person occupancy. There will be an additional charge of $25.00 per night per person over 12.
Cottages 7, 8, 9. If you are planning to use the sofa sleeper for someone in your party please let us know prior to your arrival. We will gladly prepare the sleeper and provide an additional blanket and pillow.
All of our cottages are smoke-free. Smoking is permitted outside or on your deck. Any smoking inside cottages will result in a $250 cleaning fee to remove smoke and smell.
Incense burning is not permitted inside the cottages. Any incense burning inside will result in a $250 cleaning fee to remove smoke and smell.
Pine Grove Cottages are "pet-friendly" but we do have a 2-pet limit, please see our Pet Policies, which include that your pet must not be left unattended in the Cottage unless they are crated. There is a $25 per night per pet charge.
No refunds for early departures.
All cancellations made with 15 days or more notice or only subject to a $25 administrative charge including 3rd party sites.
There will be a one-night charge for all cancellations made 14 days or less.
No refunds for early departure or cancellations for less than 7-day notice.
Reservations made through third-party sites (Expedia, booking, TripAdvisor hotels, etc.. ) and not directly with us are mostly nonrefundable and subject to their cancellation policies.
Cancellations for reservations less than 30 days on or during special events including ( Blues Festival, Lobster Festival, Harbor Boat show, and Holiday weekends) are subject to 50% cancellation fee for the entire booking reserved.
Cancellations for reservations 14 days or less on or during special events including ( Blues Festival, Lobster Festival, Harbor Boat show, and Holiday weekends) will be subject to no refund. The reserving party is required to pay the full cost of their stay.
Check-in is from 3:00 – 7:00 pm unless otherwise arranged.
Check-Out is at 11:00 am. A late Check-Out fee is $50 per hour at the discretion of owners if not previously arranged.

We reserve the right to refuse services to anyone. We will not be responsible for accidents or injury to our guests or for loss of money, jewelry or valuables of any kind.
We'd really appreciate it if you're mindful and keep noise to a minimum during nighttime hours. Quiet Hours are 11:00 pm - 9:00 am
Please park your vehicles in the designated parking space, ensuring cars do not block the roadway or others.
We want you to enjoy your vacation and time at our cottages to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons.
Please make arrangements prior to having visitors. A maximum of 4 visitors is allowed on the property.
Only 1 visitor vehicle will be allowed due to limited parking however, it must be pre-arranged so we ensure all paying guests have parking.
Visitor vehicles are not allowed to park for extended periods on the property. Limited parking is needed for paying guests.
Visitors are not allowed on the property without being accompanied by the paying registered guest.
Guests are responsible for ensuring that any visitors comply with all Pine Grove Cottage Policies.
Any additional overnight Visitors must be approved in advance and will be subject to additional fees as noted in our rates.
Parties and large gatherings of any kind are strictly prohibited at our cottages unless pre-arranged.

This is a quiet residential community please respect those around you and enjoy your time.
No Smoking is allowed on the Property or on the decks. Please smoke 25ft or more away from all units.
No Pets allowed. No exceptions.
Follow all the posted rules in the shared community at the pool, tennis courts, and fire pit areas.
No glass containers in pool or tennis areas. Please pick up personal trash or debris from all common areas before leaving.
The pool is open from Memorial Day through Labor Day - 9 AM to 10 PM
The speed limit on all Ducktrap streets is 15 MPH
This is a residential community please use the Quiet hours of 10 PM to 8 AM.
Park only in the driveway up to 2 cars back to back or in the lot next to the tennis courts where you must walk down to the unit following unloading or drop off.
No fireworks or other dangerous activity is permitted.
Please keep noise levels reasonable while in common areas as this is a residential area.
